About Andrew
I set up ACC Associates over 15 years ago because I believed there was a better way to help people arrange their mortgage and protect the people who matter most to them.
After more than 30 years working in financial services, I've learned that great mortgage advice is about finding the right mortgage for your circumstances, explaining everything in plain English and making the whole journey as straightforward and stress-free as possible.
That's why I take the time to understand what's important to you before recommending the most suitable mortgage and protection. As an independent mortgage adviser, I search across the market to find the right solution for your needs, whether you're buying your first home, moving house, remortgaging or your circumstances are a little more complex than average.
Having made Calne my home in 2016, I'm proud to help people and families across the local area with one of life's biggest financial decisions. You'll always deal directly with me from our first conversation through to completion. I'll keep you updated, explain each stage in plain language and make sure you always know what happens next.
My aim is simple: to find you the right mortgage, give you honest advice and make the whole process feel as straightforward and reassuring as possible, so you can move forward with confidence knowing someone experienced is looking after things for you.

Mortgage services designed around you
I know that everyone’s financial situation and property goals are unique, which is why I take the time to understand what truly matters to you whether you’re purchasing your first home, looking to remortgage for a better deal, or expanding your investment portfolio. By getting to know your priorities and long‑term plans, I can provide personalised, thoughtful advice and help you find the mortgage that genuinely fits your needs.
With access to a wide range of lenders and an extensive selection of products from fixed and tracker rates to flexible and offset options I’ll walk you through what’s available, clearly explaining the benefits, considerations, and potential outcomes. My aim is to ensure you feel confident, informed, and supported at every stage of the decision‑making process.
What type of rates are available?
A fixed-rate mortgage means the interest rate stays the same during a set period of time, usually between 2 and 5 years – although some lenders offer fixed rates of 10 years or more. This stability can be great if you like the certainty and peace of mind of knowing that your mortgage payments will stay the same.
A tracker mortgage charges an interest rate that is usually a few percentage points higher than the Bank of England’s base rate. The mortgage will then “track” the base rate, which means that your monthly payments could rise and fall in line with any changes.
A discounted variable rate mortgage is similar to a tracker mortgage, but rather than being linked to the Bank of England’s base rate, it is set at a fixed percentage below the lender’s standard variable rate (the SVR). The mortgage will then follow the lender’s SVR, and your payments could rise and fall, depending on how their SVR changes.
A standard variable rate mortgage follows the lender’s SVR, without any discount. You’ll automatically go onto this type of mortgage at the end of any introductory fixed, tracker or discounted deal.

What terms are available?
A Fixed Term policy provides cover for a set number of years — for example 10, 20, or 30 years. The policy ends when the term finishes, and no further premiums are due. This structure is commonly used to match the length of a mortgage or other financial commitments.
With Level Cover, the amount insured remains the same throughout the entire policy term. This is ideal when you need a consistent payout amount, such as providing a fixed lump sum for your family or clearing an Interest‑Only mortgage.
A Decreasing policy reduces in value over time, usually in line with a repayment mortgage balance. It’s designed to ensure that if a claim is made, the remaining mortgage can still be paid off — often making it a cost‑effective option.
Increasing policies protect your cover amount against inflation by rising each year, typically linked to RPI or a fixed annual percentage. This helps keep your protection in line with the real cost of living over long periods.
A Renewable Term policy lets you extend the cover at the end of the initial term without new medical underwriting. This can be useful if your circumstances change or if you want flexibility to continue cover for longer.
Convertible Term policies allow you to convert your term cover into a whole‑of‑life policy at any point during the term, again without medical assessment. This gives you long‑term flexibility should your protection needs evolve.

Frequently asked questions
This is called “porting.” Many mortgages allow it, and I can help you check if it’s possible and worthwhile.
Not always — it depends on your current deal, your circumstances, and whether you need to borrow more.
Lenders reassess affordability when you move. I’ll calculate what you can borrow before you make any commitments.
Not directly, but applying for a new mortgage will involve a credit check, which is normal.
There are more moving parts — selling, buying, and possibly porting a mortgage. I’ll guide you through each step to keep everything straightforward.

Not always, but many lenders prefer landlords to already own a residential property.
They usually expect the rental income to cover the mortgage payments by a certain percentage — I’ll calculate this for you.

Frequently asked questions
A first‑time buyer mortgage is designed for people purchasing their first home. These deals often come with competitive rates, lower deposit options, or incentives to help you onto the property ladder.
Most lenders ask for at least 5–10%, but the more you can put down, the better the rates you’ll usually get.
This depends on your income, outgoings, credit history, and the lender’s affordability checks. I can help you work out a realistic figure before you start viewing properties.
Common costs include your deposit, valuation fee, solicitor fees, and potentially stamp duty. I’ll talk you through everything so you’re never caught off guard.

Remortgage
Reviewing your mortgage, on your terms
Consider your options when your current deal comes to an end, with guidance to help you plan your next steps with confidence.
What is a remortgage?
Remortgaging normally means replacing your current mortgage with a new mortgage from a different lender. Moving to another deal with your existing lender is usually known as a product transfer. Depending on your circumstances, both options may be worth considering. A product transfer can sometimes be a straightforward option if you are happy to remain with your current lender. However, it will only show you the deals available from that lender.
As an independent mortgage adviser, I can look across the wider market and compare suitable options from a range of lenders. That means you can consider whether staying with your current lender or moving to a new one is the better fit for your needs and future plans. My role is to explain the options clearly; answer any questions and help you make an informed decision with confidence.

Frequently asked questions
Most people look to remortgage when their current deal is ending, or when they want to reduce monthly payments or raise funds.
Yes, but there may be early‑repayment charges. I’ll check your current terms to see if it’s worthwhile.
Most lenders will carry out a property valuation during the remortgage process to confirm your home’s current value.
In some cases, yes — but it’s not right for everyone. I’ll help you weigh the pros and cons based on your situation.
Most remortgages complete within 4–8 weeks, depending on lender processing times.
